Qualifying Housing

Location

For housing to qualify, it must be within 15 miles of the employee’s job site. Exceptions can be made on a case by case basis.

Types

For housing to qualify, it must meet local, state, and federal building codes for safety and livability. Housing may be high density (apartments, condominiums, etc.), mobile (RVs, trailer homes, temporary structures, etc.), or single family residences (SFR).

Cost

For housing to qualify, its base rental fee must be within one standard deviation of the average for the zip code. This helps to ensure that housing is neither substandard and undignified, nor overly bourgeoisie and expensive.

Property Owner’s Commitment

For housing to qualify, the property owner must sign an agreement with JM&M. Property owners agree that while qualifying JM&M residents stay in their property, they will only charge a total maximum rent of 90% of the market value. Market value may be determined in several ways:

  • Getting the opinion of a real estate professional in writing on the professional’s official letterhead.

  • Using the estimates listed on well-known real estate websites such as Zillow or Redfin.

  • Utilizing an average of real estate website estimates from lesser-known websites that may have broader service in the local community (must have two or more sites to qualify as a fair market rental assessment for JM&M).

Calculating Total Maximum Rent

Total maximum rent is the sum total of all the money paid out by the qualified renter and all the funds paid out via JM&M. The total maximum rent for any given property may only be recalculated once every 12 months.
